Taos New Mexico Real Estate Market Stats and Trends
Highlights of the April 1, 2007 through March 31, 2008 real estate market in the immediate Taos New Mexico area as reported thru March 31, 2008 from data compiled from the Taos County Association of Realtors® (TCAR) MLS system include:
- 145 single family homes sold
- 229 single family homes still available on March 1, 2008
- Median sold home price was $340K
- Average sold home price was $424K
- Total sold single family home dollars was $61.5M
Comparison of the above data to the immediately preceding 12-month period shows:
- 24.1% fewer single family homes sold
- 16.7% fewer total dollars in sold single family homes
- 6.3% increase in the median price for a single family home
- 9.7% increase in the average price for a single family home
So what does it all mean? One interpretation would be that while the number of single family homes sold in the just completed 12-month period decreased by 24.1% from the immediately preceding 12-month period, the total sold dollars only decreased by 16.7%. This tends to indicate that while single family home sales in Taos were slower in the current period, home values in Taos held their ground and actually increased. This is also supported by the 6.3% increase in median Taos sold home price and the 9.7% increase in average Taos sold home price compared to the previous period's median and average Taos sold home prices.
